The lawyer retained for the transaction is responsible for title search, document preparation and the registration of the transfer.
The brokerage tracks conditions, deadlines and appointments, and reminds the parties of upcoming obligations. Final responsibility for meeting a deadline rests with the party who owes the obligation, and delays caused by a lender, a lawyer, a utility or a mover are outside the control of the brokerage.
11. Fees and Remuneration
Remuneration for brokerage services is set out in the written agreement signed by the client. For a seller, this is normally a listing commission expressed as a percentage of the sale price plus applicable taxes, with a portion offered to a cooperating brokerage. 13. Third Party Services
